Virtual Staging Cost & ROI Scenario
Enter generation, review, and revision costs. Add a benefit only when you have a defensible assumption. The tool shows the math without claiming that staging caused a higher price or faster sale.

This calculator does not assume that virtual staging changes sale price or time on market. A positive result appears only when you enter a benefit assumption. Test zero, conservative, and break-even cases, and document where each assumption came from.
Evaluate the image before evaluating the return
A low generation cost does not make an inaccurate image usable. Include review time, regeneration, disclosure, and the risk of a misleading edit in the decision.
Use the output review checklistWhat this model deliberately leaves out
For context, the National Association of Realtors' 2025 survey reports agent observations about home staging overall. It does not isolate AI virtual staging or establish causation. Read the primary source.
Scenario calculator FAQ
Does this calculator predict the ROI of virtual staging?
No. It calculates a scenario from the costs and benefits you enter. It starts with zero assumed price difference and zero carrying-cost savings because virtual staging alone does not guarantee either outcome.
What costs should I include?
Include every generated image and regeneration, plus the value of time spent checking architecture, scale, lighting, disclosure, exports, and revisions. If a designer or photographer reviews the work, include that fee too.
Where should a benefit assumption come from?
Use a documented local experiment, a brokerage model, or a clearly labeled sensitivity case. Industry surveys about home staging generally combine different staging methods and report agent observations; they do not prove that one virtual edit caused a sale result.
What is a useful break-even test?
Set assumed benefits equal to total generation and review cost. Then ask whether the image is accurate, disclosed, and useful enough to justify that cost without relying on a speculative sale-price increase.
Test the Image, Not a Promise
Generate a small sample, compare it with the source, and decide whether the reviewed output is useful for your listing.
